Positivity in Winnipeg

Winnipeg continued to increase at a double-digit pace during the first three months of this year, according to a new national survey by Royal LePage Real Estate Services.

 

The real estate firm said a severe shortage of homes for sale and strong buyer demand drove up selling prices for all three major types of homes during the first quarter.
The greatest escalation was with detached bungalows, where prices jumped by an average of 19.7 per cent to $229,125. Condominium prices increased by 13.1 per cent to $138,000, while the cost of a standard two-storey home rose by 10.1 per cent to $242,943.

The agency said Winnipeg was one of several cities that bucked a widespread trend toward more moderate price hikes in the first quarter.

“Buyer activity in Winnipeg was extremely vigorous during the first quarter and propelled the housing market to its current strong state,” said John Froese, a broker with Royal LePage Prime Real Estate in Winnipeg.

Taking Back the Real Estate News!

Take back the industry!

Dear Real Estate Vendor,

Our clients are under siege. The current atmosphere as manifested by the more than happy to print anything negative media is that a Recession is eminent. This is affecting our client’s productivity as their own psyche has been hammered as has their potential buyers and sellers.

If you look at your own logs you can tell that your clients are getting about the same if not more traffic than ever. However, their leads have crashed. So either the public are schizophrenic or they are looking for an emotional reason to buy now. But they are not getting without an acceptable answer.

NAR has tried to do what they can, but they have used logic with statistical reframing as was so brilliantly displayed by http://www.inman.com/inmannews.aspx?ID=65242.

Bernice Ross takes today’s statistics and fills the glass “half full”.

I know from my sales background that buyers buy for emotional reasons and justify with logic, so however brilliant I think the article is, I think she and NAR are singing to the choir. I have perhaps a hallucination that markets are moved one sale at a time, and if that is true that our clients can help change the market thru implementing emotional reasons to act now into the market.

Even if they don’t change the market, would it be so bad if their numbers changed positively? I think they can thru our help.

I think for the most part the agents we have put online are failing to leverage the web. Blogging and publishing content can insert more positive emotions to buy now into the visitors. It can make them home town “heroes” sure. But it can also change perceptions as local homeowners and buyers look towards them as authorities. And those ideas will get picked up as consumers and other traditional and non-traditional publishers pick up on their vibes. If you are skeptical to this affect, then you need to be part of this more than anyone.

This is real viral marketing. This is what we can accomplish online, to actually change consumer perception. This initiative can minimally help us create nothing short of a pretty good publicity stunt. Everyone wins as clients get more consumers, consumers get more houses, and we gain, expand, and keep more clients. “Give a man a fish”, kind of thing.

The Strategy – Teach agents to define and then market positivity with the final outcome as we all win.

Tactics- Teach agents to create definitions and examples of reasons to buy a home now. Thru webinar, teleseminar , and online publishing teach the tactics to spread the vibe. Use examples of real agents whom are making a difference. Identify participant vendors and local and national bloggers as well as website owners to participate. As a starter, I have created a Pligg install at http://positiveonrealestate.com/ (thanks to Mary McKnight at RSS Pieces for the idea). Minimally, start inserting your own positive stories. It is still a bit buggy and has some design customization coming still, but it works. I am also considering a blog on the site. Once I have a total participant count, I will insert a sponsored by links or something on the blog and Pligg. This is not supposed to be about my company or anyone else.

I really want to use the true power of the mastermind to create something larger than what everyone vendors and agents are currently doing. I want to raise the level of the conversation in the online real estate world.

emotion and justify with logic

Hello-

Please read this all the way thru……

Unemployment in L.A. was at all time highs. Foreclosures were causing lending institutions to create entire new work out departments for pre-foreclosures and short sales. The only good being reported about the real estate market was cute stories of St. Joseph statues.

I remember how sick I was of all the bad news. Walking into my real estate office was like walking amongst the living dead. Eyes of disbelief and fear reminded me of the reality of the recession that infected my city. I remember my partner reporting the math on his “farm” area he worked in Westchester, CA

30% drop in year over year value .

The news came from television, magazines and newspapers back then.

Sound familiar?

Pundits say we are getting ever so closer to history repeating itself.

Whether we are or not, no one really knows. But I do know one thing. Our state and our emotions drive our decisions. The old sales 101 saying, “ We buy with emotion and justify with logic” still holds. I believe that markets are heavily influenced by this “group think” that occurs in part from a daily deluge of crap or good news.

We as an industry have benefited handsomely from the Real Estate run up. Our clients have looked towards us for advise and many have spent a small fortune with us.

I don’t need to tell you that like my old  real estate office above, most of our clients are looking for leadership.

Today we have the Net and we are the media to a large degree.  For the first time in history we have the power to create a collective voice. Especially thru our content we produce and disseminate thru our sites, blogs, and email.

Sure you have created killer aps and technology. But the benefits have not really reached that utopia talked about years ago in the Godin books or Cluetrain Manifesto. Thought Leadership and Group think can spread virally thru the web. Both Political parties do it to get their ideas across. But our clients have not yet spoken with any sort of unified message. I am sure there are plenty of reasons why, however I think this is a perfect opportunity to change that.

I am calling on all my vendor friends and those I do not know yet, to participate in what I am tentatively calling Positivity on Real Estate. This is a tremendous chance to use the web as a true marketing and publicity vehicle as we have always said it should be. We can lead by example. We can help frame the debate, and help our clients to create a positive image for their product.

Hey, it may or may not help change anything. But it will give focus to agents and brokers that sorely need direction.

First, I wish to circle the vendors as we have the resources. Then hand pick and then recruit Realtor bloggers and Website owners to create a new vibe and a new spirit.

We can offer them our leadership and resources to get their message out.  The first step is to get Vendors to raise their hand and then we will pick a day to conference. We will then establish a game plan to carry out this task.

This is a tremendous opportunity to give back and if executed properly will place us all in very high esteem in the industry. I already have many vendors & Realtors on board with their commitment of time and resources.
